The obligations of a Contract Administrator or an Employer's Agent are often defined in many of the standard forms of contract that are in use today in the Construction Industry. These roles are tasked with specific obligations that have to carried out during construction, such as confirming payments to the contractor, issuing change orders/instructions, and certifying when the construction is complete. It is similar to the role of a project manager in some other types of construction contracts.
Where so defined, the customer is contractually obligated to have an impartial representative. We have extensive expertise in delivering these roles which will inspire trust in both the client and the contractor, because they will know that the contract conditions are being handled properly and in the best interests of all parties.
Unlike Project Management the Construction Manager effectively fulfils the role that would otherwise be carried out by a General Contractor. However, unlike a General Contractor the Construction Manager works alongside the Client, not opposite them. Consequently, the works are undertaken by specialist contractors who are employed directly by the Client, rather than as subcontractors employed by the General Contractors
Applied properly, whilst there are significant risks that the Client has to accept, Construction Management may result in significant savings in cost and because the work can commence on site earlier than a traditional contract there may be savings to be made on the schedule as well.
